Roof replacement quotes have climbed for years, and many homeowners are surprised by the number. Here's where the money goes, what the quote may leave out, and how to tell whether you actually need a new roof.
What Drives the Price of a New Roof
- Shingles and materials. Asphalt shingles are oil-based, and their price has risen faster than inflation for several years.
- Labour. Tearing off and reinstalling a roof is hard, skilled work, and good crews are in demand. Labour is often the biggest line on the quote.
- Tear-off and disposal. Hauling old shingles away and paying landfill fees adds up, and it isn't always in the headline number.
- Hidden decking repairs. Soft or rotten plywood usually only shows up once the old roof is off, and it's billed on top.
- Roof complexity. Steep pitches, valleys, dormers, skylights and height all add cost beyond the square footage.
- Code upgrades and permits. Current codes can require better underlayment, ice-and-water shield and ventilation, plus permit fees.
Put together, a full replacement on an average East Kootenay home now runs $20,000 or more, before any surprises under the old shingles.
What's in a Typical Quote, and What Isn't
A replacement quote normally covers tear-off and disposal, decking inspection, underlayment, shingles and ridge cap, flashing, drip edge and ventilation, cleanup and warranty registration. Extra decking, gutters, insulation upgrades and structural repairs are commonly extra. Ask before you sign.
Read the Shingle Warranty Closely
Most manufacturer shingle warranties are prorated: full coverage for a short period, then a shrinking share of the material cost. Labour and tear-off are usually excluded. A defect a few years in can return a few hundred dollars against a repair that costs thousands, so the warranty alone is rarely a reason to replace a roof early.
When You Can Skip the Replacement
If your roof is aging (granule loss, fading, stiffening shingles) but doesn't leak and sits on solid decking, it's likely a candidate for roof rejuvenation. There's no tear-off, no disposal and no decking surprises, and it's done in about a day. For an average home a Gonano treatment from Key City costs $2,500 to $6,000, about 80% less than replacing, and it can add up to 20 years of roof life. It comes with a transferable warranty of up to 20 years on NuRoof Fortify and up to 12 years on NuRoof Revive, and financing starts at $149 a month.
If the roof has failed (active leaks in several places, large areas of missing or broken shingles, crumbling shingles or rotten decking), replacement is the right call, and we'll say so. For that work we refer you to our partner, AdaptiBuild Roofing and Exteriors.

Frequently Asked Questions
How much does a new roof cost in the East Kootenay?
A full asphalt shingle replacement on an average home now runs $20,000 or more, before any surprise decking repairs.
Why has roof replacement become so expensive?
Rising shingle prices, labour demand, tear-off and disposal fees, hidden decking repairs, roof complexity, and code upgrades and permits all push the price up.
Does my shingle warranty make replacement worthwhile?
Usually not on its own. Most manufacturer shingle warranties are prorated and exclude labour and tear-off, so they pay back only a small share of a repair after the first few years.
How much does roof rejuvenation cost compared with replacement?
For an average home, a Gonano treatment from Key City Surface Solutions costs $2,500 to $6,000, about 80% less than the $20,000 or more for a new roof.
When is replacement the right choice?
When the roof has failed: active leaks in several places, large areas of missing or broken shingles, crumbling shingles or rotten decking. An aging roof that is still sound can usually be treated instead.
